You’re scrolling through homes online and find one you love. There’s a phone number next to the listing, so naturally, you call it.
But before you do, there’s something important to understand: the listing agent was hired by the seller. Their job is to market the property, negotiate on behalf of the seller, and help the seller achieve the best possible outcome from the sale.
That doesn’t mean the listing agent can’t answer questions or treat buyers fairly. It simply means that before starting to discuss budget, motivation, negotiating position, or how much is willing to be paid, buyers should understand who is representing their interests.
Representation Matters
Buying a home involves much more than finding the property.
There’s pricing and market value, financing, inspections, disclosures, repair negotiations, appraisal issues, timelines, contract terms, and due diligence.
Here in the Prescott area, there can be additional considerations depending on the property, including wells, septic systems, HOAs, private roads, manufactured homes, acreage, and wildfire considerations.
Having a buyer’s agent means having someone evaluate those pieces from the buyer’s side of the transaction.
When one of the buyers finds a home they want to pursue, Prescott Realty Pros is not only looking at the asking price. Prescott Realty Pros is looking at comparable sales, how long the property has been on the market, previous price changes, competing inventory, potential concerns, and the terms that may strengthen the offer.
The goal isn’t simply to get a buyer into the house.
It’s to help make a well-informed decision about whether the home should be purchased and, if so, how to approach the purchase.
What If the Home Is Found Independently?
That’s completely normal.
Most buyers today find at least some of the homes they’re interested in online. It is not necessary for an agent to discover every property.
Buyers need someone who can help determine what to do after finding it.
Before scheduling a showing directly through a listing site or calling the listing agent, contact a buyer’s agent first. The agent can arrange the showing, research the property, answer questions, and help understand anything that should be known before deciding whether to move forward.
Finding the home is only one part of buying it.
Start With a Plan, Not a Property
One of the best things that can be done before seriously shopping for a home is to have a conversation with an agent about goals, financing, timeline, and what matters most.
That preparation becomes especially important when the right house appears. It is not ideal to fall in love with a property and only then start figuring out financing, whether another home needs to be sold, what can comfortably be offered, or what contingencies may be needed.
Being prepared gives more options and allows decisions to be made based on information rather than pressure.
If considering buying in Prescott, Prescott Valley, Chino Valley, or Dewey-Humboldt, Prescott Realty Pros is happy to help understand the process and put a plan together before the right home comes along.
