Yesterday I scheduled a showing for my buyers using the exact instructions the seller had provided.

What should have been a routine phone call quickly became more complicated than expected. After a brief conversation, I had concerns that this transaction might be more challenging than it needed to be.

I shared what I had observed with my buyers and explained why it gave me pause. My role isn’t to make decisions for my clients, it’s to help them recognize potential challenges before they become costly or stressful. Together, we decided it was best to continue our search.

They deserve not only the right home, but a transaction built on professionalism, respect, and good communication.

Many people think hiring a REALTOR® is about unlocking doors, finding homes, or writing contracts. Those things are important, but they’re only part of the job.

Much of what we do happens behind the scenes, asking questions, solving problems, navigating personalities, managing expectations, and protecting our clients from situations they may never even realize existed.

Could everything have worked out? Absolutely.

No single interaction tells the whole story. But experience has taught me that early interactions often reveal how a transaction may unfold. While I can’t predict the future, I can recognize patterns, identify potential risks, and help my clients make informed decisions before those risks become their reality.

Sometimes advocacy means negotiating a better price.

Sometimes it means saving thousands of dollars during inspections.

And sometimes it means recognizing that the best house on paper isn’t always the best choice in practice.

Those moments rarely make the closing photos or social media posts, but they’re often the moments that matter most.

Advocacy isn’t about getting to the closing table at any cost. It’s about helping people make wise decisions, even when that means walking away.
